Marcio Kogan has once again masterfully combined formal simplicity, attention to detail, and the essential aspect of energy sustainability—hallmarks of his Studio MK27—into a single project in Ibiza, Spain. The architecture of Villa Elia and Villa Aimee, the two main villas in the complex, strikes a perfect balance between nature, comfort, and privacy.
Landscaping
Isabel Duprat designed the landscaping, seamlessly integrating the homes into the surrounding environment, making them appear as if they have naturally emerged from the landscape. The complex is enveloped by 30,000 m² of wild nature, with wildflowers, bougainvillea, and lavender colouring and scenting the surroundings.
Interior Design
Studio MK27 has paid meticulous attention to the interior design. Although the colour palette is neutral, reflecting the laid-back atmosphere of Ibiza, subtle touches of colour have been thoughtfully incorporated. Inside the villas, you’ll encounter not just furniture but true works of art, with pieces from renowned designers that elevate the overall aesthetic of the interior.
Sustainability
In 2016, Kogan made a commitment to ensure all his projects would be as environmentally responsible as possible. With Villa Elia and Villa Aimee, he has exceeded that promise. The complex is fully self-sufficient, relying on solar energy rather than the grid. A solar plant powers the entire home, storing excess energy for use at night.
Rainwater is collected via the roof and a drainage system surrounding the property, stored in a reservoir beneath the house. This water is purified and made drinkable through advanced water treatment. Additionally, all wastewater is recycled for irrigation, ensuring no water is wasted.
The pools are treated with a chemical-free water purification system, making it feel like you’re swimming in drinkable water. The pool closest to the house is heated via the geothermal plant, extending the swimming season.
Thermal Efficiency & Acoustic Insulation
The climate control system, powered by geothermal energy, ensures zero CO2 emissions. The thick outer walls consist of three layers: a solid concrete block, rockwool insulation, and an outer brick layer, with a total thickness of over half a meter, expanding to 80 cm in areas with pocket windows.
Despite the special care taken with wall insulation, the main energy loss and sound transmission occur through windows and doors, especially the glass. To address this issue, Kogan selected the minimalist ah!38 window system, which offers an optimal combination of thermal and acoustic efficiency. The double-pane glass chosen for this project incorporates several elements to achieve these results:
• on the exterior, low-emissivity glass was used, featuring a thin coating that reflects heat and maintains a consistent indoor temperature;
• the interior laminated glass contains a special film that helps reduce sound transmission.
This solution does not reduce the amount of natural light entering the house, as extra-clear, low-iron glass was used. These windows meet the highest international standards not only for performance but also for security, wind load resistance, and air and water tightness.
This provides exceptional sound insulation and thermal inertia, ensuring a stable temperature both day and night and across multiple days.
